Most 'broken boiler' calls come down to the same handful of faults. Here's what we actually check on a diagnostic visit, and why proper diagnosis saves you money.

Low pressure and F22 lockouts

A combi that keeps dropping below 1 bar has a leak somewhere — usually the pressure relief valve outside, a corroded chrome towel rail, or a pinhole in buried pipework. We pressure-test the system, isolate the leak and give you the options before topping it up for the twentieth time.

No heat, hot water works (or vice versa)

Nine times out of ten this is a stuck or worn diverter valve. We test the valve manually, check the PCB signal, and replace either the cartridge, the motor or the full valve depending on the fault — not the whole PCB by default.

Kettling, banging and boiling noises

Scale on the heat exchanger or sludge in the system — sometimes both. We check the magnetic filter contents, take a system water sample if needed, and quote a chemical clean or power flush rather than let the noise become a cracked heat exchanger.

Ignition faults and pilot problems

Gas valve, ignition lead, electrode, flame sensor, fan pressure switch — we work through the sequence with the manufacturer's fault chart, not guesswork. Getting the right part first time is the difference between a one-visit fix and a three-visit saga.

For genuine emergencies (no heat, no hot water, gas smell) we prioritise and aim to attend within 90 minutes in West London, subject to availability. Non-urgent repairs are usually booked within 24–48 hours.

Do you repair every make of boiler?

Yes — all mainstream UK brands including Vaillant, Worcester Bosch, Ideal, Baxi, Glow-worm, Alpha, Potterton, Main and Ariston. If the appliance is beyond economical repair we'll say so.

My boiler is still under manufacturer warranty — should you touch it?

If it's within the warranty period, call the manufacturer first — a warranty repair is free. We repair boilers that are out of warranty, or where the manufacturer has declined a call.

Do you guarantee the repair?

Yes — 12 months on the workmanship. Manufacturer part warranties apply on top.

When is it not worth repairing?

If the boiler is 12+ years old, needs a heat exchanger or a full PCB and pump, or you've had multiple repairs in the past 18 months — usually a new install is better value. We'll tell you which one you're looking at.
